상권 분석 - 이론이 아닌 현장과 실전...!!

안녕하세요. 점포읽어주는남자 비즈맨 입니다.
어제는 제법 매각가가 되는 수익성 좋고 우량한 사업체를 매각하려는 대표님을 미팅하기 위해 홍대 번화가 상권을 다녀온 것을 시작으로 신대방동의 근린 상권과 오피스 및 복합 상권인 가산디지털단지역까지 다녀왔습니다.
그리고 오늘은 오전에 용인 기흥 강남대 상권도 한바퀴 돌고 왔구요.
경기가 경제가 어렵다 어렵다 하는데 힘든 분들도 많지만 그 와중에 여전히 매출이 잘 나오고 잘 운영하는 사업들도 많았고 매출이 꾸준히 한결같은 곳들도 많았습니다. 당연한 이야기인데 종종 잊고는 하는 것이 모든 사업은 생존게임이지요.
존버하고 생존하는 것이 가장 중요한 것 같습니다. 매 년 각종 악재나 이슈 등이 발생을 하고 그놈의 좋은 시기, 호경기가 사실 얼마나 되겠습니까? 항상 어렵다고 하는 게 어찌보면 정상(?)이지요. 날씨탓 하기보다는 어금니 꽉 깨물고 정글에서 끝까지 살아남아 생존해야되지 않겠습니까? ㅎ 옛말이 틀린 게 하나 없지요. 강한 놈이 살아남는 게 아니라 살아남는 놈이 강한 거지요. ㅎㅎㅎ
얘기가 살짝 샜는데 상권 분석은 지도와 배후세대, 그리고 각종 숫자와 통계 등으로만 하는 것이 아니라 철저히 현장과 실전에서 분석을 하는 것이 맞는 것 같습니다. 거 지도나 자료 보면 누구나 쉽게 알 수 있는 반경 내에 아파트 단지 세대수, 지도 내의 동선 등으로 대충 분석하는 거 누군들 잘 못 하겠습니까? 물론 전혀 안 볼 수 없지만 대략적으로 참고를 하고 무조건 발품 팔아 현장에 나가서 실질적인 동선과 현장 분위기와 상황 등을 잘 파악해야겠지요?
신대방동 근린 상권
상권 분석이 어려운 이유 중의 하나가...
상권을 제대로 파악하려면 이론과 현장, 그리고 실제 상권 내의 각종 사업 등의 흥망성쇠나 매출 등을 잘 수집 및 파악하여야 하고 그렇게 어떤 한 상권을 심도있게 파악하기가 매우 어렵고 시간도 걸리는데...
그 어렵게 파악한 상권이 고대로 오랜 기간 비슷하게 가기 보다는 생각보다 빨리 변화하고 바뀌어버려서 그 흐름과 변화의 속도를 따라가기가 매우 어렵습니다. 수도권만 하더라도 중대형 상권만 하더라도 그 수가 한 두 개가 아니고요;;
홍대 상권
요즘 자영업,창업 트렌드에 좀 둔감해졌다 싶으면 홍대 상권에 주기적으로 한 번씩 들러줘야죠. 사실 창업 박람회 등에서도 어느 정도 요즘 창업 트렌드가 보이기는 하지만 좀 참가하는 업체들만 자주 나오는 경향도 있고 좀 식상하는 부분도 없잖아 있고요. 홍대 상권은 프랜차이즈, 창업 아이템 테스트 각축장이니까,, 홍대를 간간히 들러주면 좋지요. 상권 규모로 봤을 때 비견 되는 상권이 강남역 상권 등이 있는데 강남역 상권은 홍대에 비하면 의외로 생각보다 많이 안 바뀌죠. 상권 분위기 자체도 완전히 다르구요.
가산디지털단지역 마리오 아울렛
대학가 상권의 분위기는 앞서 대형 번화가 상권이나 근린 상권에 비하면 또 다른 분위기이고 상권에 맞는 업종 등도 많이 다르지요. 근린상권은 동네에 맞는 업종 구성이 필요하고 또 가산처럼 오피스 상권에서는 주 소비층인 회사원들의 필요에 따른 업종 구성들이 필요하니 또 분위기가 다르겠지요. 이렇게 성격이 다른 다양한 상권에 특성에 맞추어 아이템과 업종을 선택하여야 하고 자영업자 개개인의 라이프스타일이나 투자예산 규모에 따라서 상권을 선택하기도 하지요.
진부한 이야기이지만 오늘도 결론은 상권분석은 책상 맡에서 하는 것이 아니라 현장을 계속해서 발로 뛰어야하고 단순히 발로 뛰면서 보기만 하면 수박 겉핥기가 되니까, 전체 상권에서 현재 입점하여 사업하고 있는 매장들 전체의 구성을 하나하나 살펴보고 매출액도 조사해보고 예상매출 등도 산출해보고 상권 내에서의 조화도 생각해보고 상권 주 소비층의 가려운 부분, 숨겨진 니즈를 잘 파악해보고...!
할 게 많겠지요?? 이러한 부분의 연장선에서 자영업 뿐만 아니라 상가투자의 안목도 길러질 수 있는데 실질적으로 월세를 지급하는 자영업자 임차인들에 대한 공감대가 전혀 없는 분들이 상가투자해서 성공하기 쉽지 않겠죠??
